## Loyer variable basé sur le chiffre d’affaires

Le calcul se fait automatiquement sur le quittancement du mois suivant sur la base du loyer de base : Loyer de base = Loyer Fixe + % CA. ou Loyer Minimum Garanti (si \> LMG)

 

Cliquer sur GM puis sur Baux /PEC

Choisir le nom du locataire puis cliquer sur Révision de loyer

Il faut commencer par compléter l’échelle mobile des loyers :

- Loyer fixe : Montant contractuel annuel, indépendant du chiffre d’affaires
- Loyer minimum garanti (LMG) : Montant minimum annuel facturé, même si le calcul du loyer variable est inférieur
- Plafond de loyer : Montant maximum annuel que peut atteindre le loyer variable même si le calcul basé sur le chiffre d’affaires dépasse ce montant
- Tranche : Une tranche de chiffre d’affaires à laquelle est appliquée un pourcentage spécifique. **S’il n’y a pas de tranche, on en crée une sans plafond avec un pourcentage unique**

 

 

Il faut également mentionner la date limite de communication du CA, les pénalités de retard s’il y a, et la rubrique sur laquelle s’applique le loyer variable

Un clic droit permet de compléter les tranches. La fin de la dernière tranche doit être vide, cela correspond au chiffre d’affaires

Puis valider en cliquant sur la coche verte

Maintenant, il faut renseigner le chiffre d’affaires (la saisie est manuelle)
